Please read the information below carefully to ensure all parties understand the studio policies and requirements. Failure to follow these policies may result in additional charges or termination of rental privileges.

Booking & Payment Policy

Full payment is required at the time of booking in order to reserve your appointment. Your session is not considered confirmed until payment has been received.

Payments may be made:

  • Online through the booking system
  • Cash (in person) at The Lakes Print Shop during business hours

Studio Business Hours

  • Tuesday–Friday: 10:00 AM – 4:30 PM
  • Saturday: 10:00 AM – 2:00 PM

Suite 223 Studio operates by appointment only.

All bookings are non-refundable. Appointments may be rescheduled with a minimum of 24 hours’ notice. Cancellations made with at least 24 hours’ notice will receive a studio credit valid for up to 6 months from the original appointment date.

No-shows will forfeit all payments and are not eligible for refunds or credits.

If Suite 223 Studio must cancel an appointment due to unforeseen circumstances, a full refund will be issued.

Studio Use

Your rental includes exclusive use of the entire Suite 223 Studio space, including:

  • Studio shooting areas
  • Props and furniture
  • Bedding and décor
  • Lighting equipment
  • Bluetooth speaker access
  • Paper backdrops (by request)
  • Restroom access
  • Front storefront shopping area access

Please treat all studio items and equipment with care and respect.

Timing & Overage Fees

Please be mindful of your scheduled rental time, as sessions may be booked immediately before or after yours.

Your reserved time must include:

  • Setup
  • Session time
  • Cleanup and tear-down

Any use of the studio beyond your reserved rental time will be billed accordingly.

Cleaning & Setup

Suite 223 Studio will be cleaned prior to your session. Clients are responsible for returning the studio to the same condition in which it was found.

Please:

  • Dispose of trash properly
  • Sweep or vacuum if needed
  • Return props and furniture to their original locations

Additional garbage bags and cleaning supplies are available inside the studio.

The use of:

  • Glitter
  • Confetti
  • Food
  • Paint
  • Excessive liquids
  • or other difficult-to-clean materials must be fully cleaned by the renter before leaving.

A cleaning fee of $100 per hour may be charged if excessive cleanup or damage repair is required.

Pets

Pets are welcome inside Suite 223 Studio; however, they must remain leashed or under control at all times.

Owners are fully responsible for:

  • Any damages caused by pets
  • Cleaning up after pets
  • Ensuring pets do not disturb other guests, clients, or neighboring businesses

Suite 223 Studio reserves the right to ask any animal behaving aggressively or disruptively to leave the premises immediately.

Staffing & Assistance

Studio staff may be present during your rental; however, staff are not provided as assistants for sessions, setup, client handling, or equipment operation.

Any assistance provided by staff is voluntary and should not be expected as part of the rental agreement.

Please be respectful that staff may also be assisting storefront customers or working during your session.

Decorations & Alterations

Suite 223 Studio wants every session to feel unique and customized for your creative vision.

However:

  • No nails
  • No screws
  • No staples
  • No permanent adhesives
  • No penetrating materials

may be used on walls, brick, wood, furniture, or studio fixtures without prior approval.

All tape, adhesives, and decorations must be fully removed at the end of your session.

Any damages caused during setup or teardown may be charged to the card on file.

Promotions & Social Media

We love seeing the creativity that comes from sessions in our space.

By tagging Suite 223 Studio or The Lakes Print Shop on social media, you grant permission for us to repost or share your content with proper credit unless otherwise requested.

We will always respect client privacy and private sessions.

Security & Surveillance

For the safety and security of our guests, staff, and property, Suite 223 Studio reserves the right to conduct video surveillance in public studio areas at any time.

No surveillance is conducted inside private restroom or changing areas.

Rental of the studio constitutes consent to video surveillance while on the premises.

Liability

Client assumes full responsibility for themselves, their guests, children, clients, vendors, and personal property while using the studio.

Suite 223 Studio, its owners, employees, landlord, and affiliates shall not be held liable for:

  • Injuries
  • Lost or stolen items
  • Accidents
  • Damages occurring during the rental period

Client agrees to indemnify and hold harmless Suite 223 Studio and associated parties from any claims, damages, or liabilities arising from use of the premises.

Smoke-Free Facility

Suite 223 Studio is a completely smoke-free facility.

Smoking, vaping, or use of any smoke-producing products is prohibited inside the building or directly outside entrances.

A $250 fine will be imposed for violations, including disposal of smoking materials on the property.

Conduct Policy

Clients and guests are expected to conduct themselves respectfully and professionally at all times.

The following will not be tolerated:

  • Physical violence
  • Threatening behavior
  • Harassment
  • Excessive intoxication
  • Disrespect toward staff or guests
  • Destruction of property

Suite 223 Studio reserves the right to immediately terminate any session deemed unsafe, disruptive, or inappropriate at the sole discretion of staff.

No refunds will be issued in these situations.

Agreement

By booking and utilizing Suite 223 Studio, the client acknowledges that they have read, understood, and agreed to all policies outlined above.
